Few things are more frustrating than a mini split that runs constantly but fails to cool your space. The unit sounds like it's working the fan is blowing, the outdoor unit is humming but the air coming out is warm or barely cool. Here are the most common causes and what can be done about each.
1. Low Refrigerant (Refrigerant Leak)
This is the most common reason a mini split stops cooling effectively. Refrigerant is the substance that transfers heat from inside your home to the outside. If the refrigerant level drops due to a leak, the system loses its ability to absorb heat and cool the air.
Signs of low refrigerant: warm air even on max cool setting, ice forming on the copper lines or indoor coil, a hissing or bubbling sound, higher electricity bills.
Fix: A certified technician must locate and seal the leak, then recharge the system. Simply topping off the refrigerant without fixing the leak is a temporary band-aid that will fail quickly.
2. Dirty Evaporator Coil
The indoor unit's evaporator coil needs to exchange heat with the air passing over it. When the coil becomes caked with dust, debris, and mold which happens over months of use it can no longer absorb heat efficiently. The result: warm, weak airflow.

3. Clogged Air Filter
A severely clogged filter restricts the airflow over the evaporator coil, reducing the system's ability to absorb heat from room air. In extreme cases, restricted airflow causes the coil to freeze, making the problem even worse.
Fix: Clean or replace the air filter. Mini split filters should be rinsed clean every 2–4 weeks during heavy use.
4. Outdoor Unit Issues
The outdoor condenser unit releases the heat extracted from your home into the outside air. If the outdoor unit is blocked by vegetation, covered in debris, or has a faulty fan motor, it can't reject heat properly and your indoor temperature climbs.
Fix: Keep at least 18 inches of clearance around the outdoor unit. Have a technician inspect the condenser coil and fan motor if cleaning doesn't resolve the issue.
5. Faulty Compressor
The compressor is the heart of your mini split system. A failing compressor may run but fail to compress refrigerant effectively, resulting in poor cooling. Compressor issues are among the more expensive repairs and often point toward system replacement in older units.
6. Control Board or Sensor Failure
The control board manages every function of your mini split. A faulty board or temperature sensor can cause the system to run in the wrong mode, not engage the compressor, or misread the room temperature entirely.
